Metro Vancouver and Fraser Valley Home Sales See Late-Spring Uptick Amid Softer Prices

Sales ticked up across the Lower Mainland in June, but not enough to stop prices from softening further

Across the areas covered by Greater Vancouver Realtors (GVR) and the Fraser Valley Real Estate Board (FVREB), there was a combined total of 3,537 home sales in June 2026, up from 3,376 sales in June 2025 — an increase of about 4.8%. The overall Lower Mainland increase was led by GVR's jurisdiction, where every property type posted year-over-year gains. Buyers on both boards are becoming somewhat more active, but with 27,394 active listings across the two regions, choice remains firmly on their side and prices have continued to soften.

Fraser Valley sales edged up 2% from May, but they're still down 4% from a year ago, and prices keep drifting lower — the composite benchmark is now 26% below its 2022 peak. Inventory sits above 10,000 active listings, giving buyers real selection and real leverage. If you've been on the fence, this is about as buyer-friendly as the Fraser Valley has been in years.

Metro Vancouver sales jumped 9.6% year-over-year in June, with 2,390 transactions — every property type posted gains, which is rare these days. Prices haven't followed yet: benchmarks are still down across the board, with detached homes off 7.1% from last year. Inventory remains well above the 10-year average, so this looks like renewed buyer activity rather than a turning point on price.
