Sales have essentially plateaued for two months running — we’re not in a spring surge, we’re in a slow grind. Inventory is still elevated, first-time buyers are largely on the sidelines, and it’s mostly move-up buyers capitalizing on the price gap between what they’re selling and buying into. If you’ve got equity and you’ve been waiting for detached to come down, conditions right now are as good as they’ve been in years.

Greater Vancouver is telling the same story as the Fraser Valley, just at a different price point. Apartments are the weakest segment — sales down 7% year-over-year — while detached actually ticked up slightly. The overall sales-to-active ratio sits at 13.1%, right on the edge of buyer’s market territory. Prices are flat month-over-month, but still significantly below where they were a year ago.
